This offer includes:
A $1,000 credit paid by SDC towards the project for SBA debentures $250k-$1.0 million.
A $2,500 credit paid by SDC towards the project for SBA debentures above $1.0 million.
The credit can be applied towards the Third-Party Lender Fee, the borrower’s closing costs, any professional fees, and any other soft costs associated with the project.
(Will be paid as a credit on the settlement statement at SBA closing).

Southern Development Council, Inc. is a Certified Development Company designated by the Small Business Administration (SBA) to work with lending partners to provide financing to small businesses nationwide. CDCs are non-profit entities that help promote economic growth within their area of operations. SDC services the state of Alabama, a few counties in Mississippi, and the Florida Panhandle,.
Southern Development Council, Inc. partners with lending institutions in order to provide financing through the SBA 504 Loan Program. The typical loan structure is a 50/40/10 split in which the lending institution finances 50% of the total project costs, SDC lends 40% of the total project costs through the SBA, and the remaining 10% is a required equity injection from the borrower.
This is the typical loan structure, but this varies depending on the project and years of operation. Please see the SBA 504 Loan Information page for other possible structures.
